Sliding aluminum doors and windows are everywhere in Dubai villas, prized for their clean look and large glass panels. But they're also one of the most common maintenance complaints we get, and the reasons are specific to the local climate rather than a manufacturing flaw.
This is the number one cause. Fine desert sand works its way into the bottom track over time, especially in villas near open land or during sandstorm season. As it builds up, it acts almost like sandpaper against the rollers, making the door heavier to slide and eventually causing it to stick or come off-track entirely.
Aluminum expands in extreme heat. On very hot days, tracks and frames can expand just enough to change the fit of the rollers, which is why some doors slide fine in winter but stick in peak summer. This is normal for the material, but it's made worse if the track wasn't installed with enough tolerance in the first place.
For villas in Palm Jumeirah, Jumeirah, and other coastal communities, salt-laden air accelerates corrosion on hardware, rollers, and locking mechanisms. What looks like a jammed door is sometimes actually a corroded roller wheel that needs replacing rather than just cleaning.
A proper fix isn't just spraying WD-40 on the track. Our process includes full track cleaning to remove embedded sand, roller inspection and replacement where worn, realignment of the door within its frame, and weatherstripping updates to keep dust out going forward. For coastal properties, we also check for early corrosion on locks and hinges before it becomes a bigger issue.
Vacuuming the track every few weeks (rather than sweeping, which pushes sand deeper into the mechanism) and avoiding forcing a door that's sticking — which can bend the track — go a long way toward extending the time between professional realignments.
