Dubai villa owners ask us this more than almost anything else, and the honest answer is: more often than you'd expect if you're used to a cooler climate. The combination of desert dust, high humidity for parts of the year, and AC units running near-constantly for six to eight months means the maintenance schedule that works in Europe or North America simply doesn't hold up here.
Your AC filter is the first line of defense against dust, and in Dubai it clogs fast. During June through September, when units run almost continuously, we recommend checking filters every two to four weeks. A clogged filter forces the compressor to work harder, which drives up your DEWA bill and shortens the unit's lifespan. In cooler months (December to February), monthly checks are usually enough.
Evaporator coils and duct interiors collect dust, mold, and bacteria over time, even with clean filters. A full coil and duct clean twice a year — typically before summer starts in April/May, and again around October — keeps airflow efficient and indoor air quality healthy. Villas near construction sites or main roads often need this more frequently, since airborne dust and sand infiltrate faster.
A surface wipe of the filter isn't the same as a deep clean. Our process includes antibacterial coil pressure flushing to remove microbial buildup from the evaporator block, full duct disinfection, and a filter wash or replacement. For villas with ducted central systems, we also check drain lines, since blocked condensate drains are one of the most common causes of water leaks around AC vents in Dubai homes.
If it's been more than six months since your last full service, or you're noticing any of the signs above, it's worth booking a check before the next heat wave rather than after your AC struggles to keep up.
